People will talk about this new Southeast Portland tenant, both to her face and behind her back. Behold the remarkable 56,000-square-foot so-called Fair-Haired Dumbbell, a speculative dumbbell-shaped office building that broke ground in July. At the eastside intersection of Burnside Street and the Willamette River, this building marks the latest creative model from Portland-based Guerrilla Development Company and its owner Kevin Cavenaugh. A local artist will create the final graphic design of the exterior. In addition to its unusual facade, this building comes with a non-traditional funding model. Guerrilla Development is offering real estate investment in $3,000 increments to real people, deploying a crowdfunding model for its final million dollars of financing.

Other up-and-coming projects

Crane Shed, Bend
The same developers who tore down the 67-year-old Crane Shed building in the middle of the night eleven years ago submitted plans to the City of Bend to build a four-story Class A flexible office space. The proposed 50,000-square-feet $13 million project from Crane Shed LLC, is expected to open doors in spring 2017 in its Old Mill District location.

33 East Broadway, Eugene
Eugene is looking to get its first cross-laminated timber building in the form of a four-story $4 million office building on Broadway and Park Street in downtown Eugene. An unnamed local tech firm, a service company and Oveissi & Co. Oriental Rugs will be the building’s anchor tenants. The building is expected to be completed in mid-2017.
